Groundfloor

Groundfloor is a real estate investment platform that allows individual investors to participate in short-term real estate loans. It’s a crowdfunding platform, meaning that multiple investors can contribute to funding loans for property developers or home flippers. Some key details about the platform.

Groundfloor offers a unique opportunity for everyday investors to get into real estate through debt-based investments with low initial contributions, but as with all investments, it’s important to assess risk before diving in.

How It Works:

  • Fractional Investment: Investors can contribute as little as $10 to a specific loan or property project.
  • Real Estate Loans: Groundfloor allows you to invest in debt-based real estate projects rather than owning property. These are typically short-term loans (6-12 months).
  • Interest & Returns: The platform typically offers annual returns of around 7% to 12%, though returns can vary depending on the risk profile of the project. Higher-rated loans may have lower returns but also lower risks.

Pros:

  • Low Minimum Investment: You can start with as little as $10.
  • No Fees for Investors: Groundfloor doesn’t charge investors any platform fees.
  • Non-Accredited Investors Welcome: Unlike some real estate platforms that require accredited investors, anyone can invest with Groundfloor.
  • Diversification: With the low minimum investment, you can spread your money across multiple loans to diversify your portfolio.

Cons:

  • Risk of Default: Because you’re investing in loans, there’s a risk that the borrower may default, which could reduce or eliminate your returns.
  • Limited Liquidity: Groundfloor investments are typically locked for the duration of the loan, meaning you may not be able to access your funds until the loan is repaid.
  • Limited Asset Variety: Groundfloor focuses solely on real estate loans, so it may not offer the diversification across asset types that some other platforms (e.g., Fundrise) provide.

Average Returns:

  • Investors typically see returns of 10% annually, but this can vary depending on the specific loan grade and associated risk.

Is It Safe?

  • Like all investments, there’s some risk involved, especially since these are real estate-backed loans. Groundfloor provides detailed grading (A to D) for each loan, helping investors assess risk.

Notes:

Rollover Notes are a convenient and potentially more profitable way to continuously invest in short-term real estate-backed loans through Groundfloor, ideal for those seeking predictable interest income without the need for constant manual reinvestment.

Groundfloor’s Rollover Notes are a new investment product designed to simplify the reinvestment process for investors. Here’s how they work:

What Are Rollover Notes?

Rollover Notes allow investors to automatically reinvest their principal when the note matures, providing a hands-off, continuous investment strategy. Like the Auto Investor Account, these notes automatically roll over, meaning that once a note is repaid, the principal is reinvested into a new note, unless the investor cancels the reinvestment.

How Do They Work?

  • Issued Monthly: New Groundfloor Notes (including Rollover Notes) are issued on the 1st of each month.
  • Automatic Reinvestment: When your Rollover Note is repaid (typically at the end of a month), the principal is automatically reinvested in a new Rollover Note with the same term length.
  • Interest Payment: The interest earned is paid out to your account monthly, and only the principal is rolled over.
  • Liquidity: Investors have the option to cancel their investments within the 30-day period before the next note is issued.

How to Invest in Rollover Notes

To invest, go to your Groundfloor investor dashboard, select the “Notes” tab, and look for the “Rollover” label on specific notes (marked with a green “G”). These notes offer a higher return than standard Groundfloor Notes and even money market accounts.

Benefits of Rollover Notes

  • Higher Returns: Rollover Notes offer slightly higher returns than standard Groundfloor Notes, potentially making them an attractive option for investors looking for short-term, predictable income.
  • Convenience: With automatic reinvestment, you don’t need to log in every month to reinvest your earnings, making it a “set-it-and-forget-it” approach.
  • Flexible Exit: The ability to cancel your investment within 30 days provides liquidity, ensuring that you’re not locked into long-term commitments.

Comparison to Other Options

Rollover Notes offer a competitive return, slightly higher than both standard Groundfloor Notes and money markets, making them appealing for short-term, high-yield real estate investments.
